Hiring the right real estate agent is one of the most important decisions you’ll make as an investor. But how do you separate a generalist from someone who truly understands the investor mindset?

Simple: ask the right questions.

Here are the top questions to ask when interviewing an agent to ensure they’re investor-savvy—and a strong fit for your goals.

1. "Do you work with other real estate investors?"

A yes is a good start—but dig deeper. Ask:

  • How many investor clients do you currently serve?
  • What types of properties have they bought?
  • Are they using strategies like BRRRR, DSCR loans, or short-term rentals?

2. "Do you invest in real estate yourself?"

Not a requirement—but a bonus. Agents who own rental or flip properties understand the risks and rewards firsthand.

3. "How do you source investment deals?"

Great agents go beyond the MLS. Look for answers like:

  • "I network with wholesalers."
  • "I get pocket listings from distressed sellers."
  • "I drive for dollars and farm my farm areas."

4. "How do you help analyze deals?"

They should:

  • Know how to calculate cash flow and cap rate
  • Understand rehab cost estimates and ARV
  • Talk confidently about market rent comps

5. "What markets do you specialize in—and why?"

Look for:

  • Deep knowledge of specific zip codes or neighborhoods
  • A track record of investor sales in those areas
  • Insight on growth trends, zoning, and rental demand

6. "Are you familiar with DSCR loans or investor financing?"

Investor agents should:

  • Know how to structure deals that qualify for DSCR
  • Help you prep for appraisals and rental underwriting
  • Understand the timing and structure of refi-based strategies

10. "How do you prefer to communicate during fast-moving deals?"

You need an agent who:

  • Responds quickly via text or call
  • Can draft offers fast
  • Understands the urgency of tight timelines
