A mortgage that uses bank statements instead of tax returns to verify income, ideal for self-employed investors.

Bank statement loans are designed for self-employed borrowers and business owners who may show lower income on tax returns due to legitimate deductions. Instead of traditional income documentation, lenders review 12 to 24 months of personal or business bank statements to calculate qualifying income. These loans typically come with slightly higher rates than conventional products but open the door for investors whose tax returns understate their actual earning power. They are especially popular among full-time real estate investors and entrepreneurs.
