A blanket loan consolidates financing for multiple investment properties into a single mortgage with one payment schedule. This is particularly valuable for investors scaling a rental portfolio, as it reduces closing costs, simplifies accounting, and can offer more favorable terms than individual mortgages. Most blanket loans include a release clause that allows the investor to sell one property without triggering a payoff of the entire loan. Portfolio lenders and commercial banks are the most common sources for blanket financing.
