Conventional Loan

Definition

A mortgage that conforms to Fannie Mae or Freddie Mac guidelines, typically requiring higher credit scores and down payments for investment properties.

Conventional loans follow the underwriting guidelines set by Fannie Mae and Freddie Mac and are the most common type of mortgage in the United States. For investment properties, conventional loans typically require 15-25% down, strong credit scores (usually 680+), and verification of reserves covering several months of payments. While rates are lower than non-QM products, investors face limits on the number of financed properties (usually up to 10 with Fannie Mae). Conventional financing remains the benchmark that other loan products are compared against.
