VA Loan

Definition

A zero-down mortgage available to eligible veterans and service members, usable for owner-occupied multi-unit investment properties.

VA loans are guaranteed by the Department of Veterans Affairs and offer zero down payment, no private mortgage insurance, and competitive interest rates to eligible veterans, active-duty service members, and qualifying spouses. Like FHA loans, VA financing requires owner occupancy but permits multi-unit properties up to four units. This makes VA loans one of the most powerful house hacking tools available, allowing qualifying investors to acquire a fourplex with no money down and rent three units while living in one. The VA funding fee can be financed into the loan.
