How We Evaluate Lenders

REinvestorguide exists to help real estate investors find the right financing with confidence. Every lender featured on our site goes through a structured review process designed to surface the information that matters most to borrowers: rates, fees, requirements, and real-world experience.

Our Review Process

Each lender review begins with primary research. Our editorial team collects publicly available rate sheets, fee schedules, and loan program details directly from the lender's website and marketing materials. We then verify key data points—minimum DSCR thresholds, LTV limits, credit score requirements, and prepayment structures—through direct outreach to lender representatives when possible.

We also aggregate customer reviews and complaints from third-party platforms, including the Better Business Bureau, Trustpilot, and Google Reviews, to assess borrower satisfaction and identify recurring issues. No lender can pay to alter their review or suppress negative findings.

Scoring Criteria

Every lender is evaluated across six weighted dimensions. These criteria reflect the factors that experienced investors consistently rank as most important when choosing a financing partner.

  • Interest Rates— Competitiveness of published rate ranges for DSCR, bridge, and fix-and-flip products relative to current market benchmarks.
  • Fees & Closing Costs— Origination points, processing fees, appraisal costs, and any junk fees that increase the total cost of the loan.
  • Loan Requirements— Minimum DSCR ratio, maximum LTV, credit score thresholds, seasoning requirements, and experience minimums.
  • Speed & Process— Average time from application to funding, quality of the online application experience, and responsiveness of loan officers.
  • Customer Reviews— Aggregate sentiment from verified borrower reviews across multiple third-party platforms.
  • Transparency— Clarity of rate disclosures, fee breakdowns, and loan program documentation available before application.

How We Stay Current

The investor lending market moves quickly. Rates shift, new products launch, and lender policies change. To keep our content accurate, we follow a structured update cycle:

  • Quarterly reviews— Every lender profile is re-evaluated at least once per quarter. We check for rate changes, updated requirements, new loan products, and shifts in customer sentiment.
  • Rate monitoring— We track benchmark investor loan rates and update our comparison data when significant market moves occur.
  • Reader feedback— Borrowers who have worked with a listed lender can submit feedback through our contact page. We investigate all substantive reports and update reviews when warranted.
  • Lender outreach— We proactively contact lenders before publishing updates to confirm data accuracy and give them the opportunity to correct factual errors.

Each review displays a “Last verified” date so you always know how recent our information is.
